Hamburg North, Germany

Amazon logistics hub for Europe’s third largest port

Kajima's role: Investor
Status: Operational
Key stats: 43,000 sqm

On the banks of the Elbe, Hamburg is Europe’s third largest port. 126 million tonnes of goods passed through its harbour in 2020, arriving in 7,500 ships.

From there, plentiful and reliable railway links fan out through Northern, Central and Eastern Europe, making the city strategically located to serve the growing boom in e-commerce. You’ll find the town of Kaltenkirchen 35km north of Hamburg and just off Autobahn 7, a road that neatly cuts Germany in two from top to bottom.

Amazon already operates out of our 14,000 sq m logistics hub in the town. And we are expanding, with two new warehouses for furniture designer Riess-Ambiente providing a further 43,000 sq m, one already open and the other opening in Q2 2022.

Over the past five years, Kajima has developed over 25 warehouse parks across Europe. Now, we are looking to complement this by investing in prime locations for the long term. The Kaltenkirchen hub represents a move in this direction, after we acquired full ownership from our logistics real estate partner, Panattoni, in 2021.

Online shopping soared in Germany during the pandemic, but the market is still just half of that in the UK, demonstrating remarkable potential. As e-commerce expands further, the Kaltenkirchen hub positions Kajima to be part of this growth sector.
